Pay - £350 - £375 per day INSIDE IR35
We are currently working with a leading housing provider to recruit an experienced Interim Lift Contract Manager / Engineer to take responsibility for the management and delivery of its lift maintenance and refurbishment programmes.
This is a key role within the Property/Asset Management team, providing technical and contract management expertise across a portfolio of lifts, while also leading a £1.5 million lift refurbishment programme that is shortly due to move into delivery following the return of tenders.
A key element of the role will be overseeing lift works within High-Risk Buildings (HRBs) and ensuring the necessary Building Safety Regulator (BSR) Gateway 2 applications are prepared and submitted to enable works to progress.
Key Responsibilities
- Manage the organisation's lift maintenance contract, ensuring contractors deliver services in accordance with contractual, statutory and performance requirements.
- Provide technical and engineering oversight of lift maintenance, repairs, modernisation and refurbishment works.
- Manage the delivery of a £1.5m lift refurbishment programme, from tender evaluation and mobilisation through to completion and handover.
- Review returned tenders, support contractor appointment and establish robust contract and project management arrangements.
- Oversee lift replacement, modernisation and major refurbishment projects across the housing stock.
- Manage lift contractors and consultants, monitoring performance, programme, costs, quality, health & safety and compliance.
- Ensure statutory inspection, maintenance and servicing requirements are met and that appropriate records and documentation are maintained.
- Identify and manage risks associated with the lift portfolio, including asset condition, compliance, contractor performance and service failures.
- Work closely with internal Building Safety, Asset Management, Housing and Procurement teams and external consultants and contractors.
- Lead the delivery of lift works within High-Risk Buildings, ensuring projects meet the requirements of the Building Safety Act and Building Safety Regulator regime.
- Coordinate and prepare Gateway 2 Building Safety Regulator applications, ensuring all necessary technical information, design documentation and supporting evidence is in place.
- Liaise with the BSR, designers, contractors and other stakeholders throughout the Gateway 2 process and respond to queries or requests for further information.
- Ensure projects are appropriately documented and that health, safety, compliance and building safety requirements are embedded throughout the project lifecycle.
- Monitor expenditure against programme budgets and provide regular reporting on financial and programme performance.
- Provide technical advice and recommendations to senior management on lift-related investment, maintenance and compliance issues.
About You
We are looking for an experienced Lift Contract Manager, Lift Engineer, Lift Project Manager or similar with strong technical knowledge of lift systems and significant experience managing lift maintenance and/or refurbishment contracts.
You will ideally have:
- Strong technical knowledge and experience within the lift industry.
- Previous experience managing lift maintenance and/or refurbishment contracts within a housing, local authority, property or similar environment.
- Experience managing major lift replacement, modernisation or refurbishment programmes.
- Proven experience managing contractors, consultants, budgets, programmes and performance.
- Experience taking projects from tender through to delivery and completion.
- A strong understanding of relevant lift legislation, regulations, standards and statutory compliance requirements.
- Experience working on lifts within High-Risk Buildings would be highly advantageous.
- Practical knowledge of the Building Safety Act and Building Safety Regulator Gateway 2 process, with previous experience preparing or submitting Gateway 2 applications strongly preferred.
- Strong commercial and contract management skills.
- Excellent communication and stakeholder management skills, with the ability to work effectively with contractors, consultants, residents and senior stakeholders.
- The ability to work independently and take ownership of a complex programme from day one.
