- Monday to Friday, 8:00am to 1:00pm OR
- Monday, Thursday & Friday, 8:00am to 4:00pm
We are looking for a reliable and hardworking Estate Operative to help maintain a clean, safe, and welcoming residential estate in Edgware. This is a hands-on role involving cleaning, basic maintenance, grounds upkeep, and excellent customer service for residents and visitors.
Key Duties & ResponsibilitiesEstate Maintenance- Carry out daily inspections of communal areas, grounds, and estate facilities.
- Ensure all internal and external areas are clean, tidy, and free from hazards.
- Complete minor repairs and basic maintenance tasks where appropriate.
- Report defects, maintenance issues, and health & safety concerns promptly.
- Monitor communal equipment including lighting, doors, gates, and lifts.
- Clean entrances, corridors, stairwells, lift areas, bin stores, and communal facilities.
- Remove litter from external areas and maintain the overall appearance of the estate.
- Keep waste and recycling areas clean and organised.
- Assist with bin management and bulk waste collections.
- Support the upkeep of landscaped areas through watering, weeding, sweeping, and general maintenance.
- Assist contractors carrying out specialist grounds maintenance works.
- Help ensure external areas remain safe during adverse weather conditions.
- Follow all health and safety policies and procedures.
- Complete routine site inspections and safety checks.
- Report accidents, incidents, and near misses.
- Assist during emergencies and evacuation procedures when required.
- Provide a professional, friendly, and helpful service to residents and visitors.
- Respond to resident enquiries and direct them to the relevant department.
- Support the delivery of a high-quality resident experience.
- Escort and monitor contractors on-site when required.
- Ensure contractors comply with site rules and health & safety requirements.
- Report any contractor performance concerns to management.
- Previous experience in estate services, cleaning, facilities, or grounds maintenance is desirable.
- Good practical skills and the ability to carry out basic maintenance tasks.
- Reliable, proactive, and able to work independently.
- Strong customer service and communication skills.
- A commitment to maintaining high standards of cleanliness, safety, and presentation.
